"This letter will document our most wonderful relationship with our broker, Frank Ledermann of houlihan Lawrence Real Estate during the recent marketing and sale of our house at 47 Anpell Drive in the Scarsdale P.O of Eastchester, New York.
Frank met our son and daughter-in-law in the Scarsdale Village during the summer of 2005. They were impressed by his knowledge of the real estate business, his cordiality, and his feelings for client welfare. When we finally decided to sell our house, they recommended Frank for the job. From the outset, he fulfilled and exceeded their impressions and more. With genuine care for us as clients and people, he guided us through the process of the legalization of additional finished spaces of our house in anticipation of eventually putting it up for sale. He guided us to select a resonable but ample asking price, explained his marketing program, carefully instructed us how to put the house's best features foward, and we put the house on the market. He held a "Public Open House" a week later during which the water company's intake valve sprang a leak which, if undiscovered, would surely have flooded the cellar. He discovered the problem within minutes, turned off the water, and avoided a disaster. Frank convinced a plumber to come over on a Sunday, temporarily stop the leak (so that we could still use the water) and return the next day for a permanent repair. He "held our hand" during 3 week period of total inactivity, explaining that this was "typical of a Buyer's market." When a prospective buyer approached, Frank "managed" the negotiations, resulting in a Contract that netted us a very fair price. One day, while driving by in a pouring rain, Frank noticed water cascading off two blocked gutters. In the downpour, he climed a ladder and cleared out the blockage, thus avoiding a poor impression for our prospective buyers. He has recommended an expereinced real estate attorney, as well as several very reliable artisans to facilitate the move. We feel extremely fortunate to have had Frank Ledermann as our agent in selling our house, and in accomplishing this is so short a time when so many other homes are stagnating. He has guided us with professionalism, ease, and humor through all the complexities of this transaction. In all of this, he was not only a fine real estate agent, but also a good friend. We would recommend him whole heartedly to anyone who wants honesty and results!"
