"My name is Jake Luxemburg. My wife Alissa and I have had the distinct pleasure of having Frank Ledermann serve as our real estate agent in both the purchase of our new home and the impending sale of our current co-op over the course of the past four months. What makes Frank stand out are 4 specific things: 1. Responsiveness to our concerns 2. Frank's availability 3. Wise and experienced counsel 4. Willingness to really get involved and 'get his hands dirty' When leaving a message or writing an email to Frank, I never have to wonder if I will hear back from him in a timely manner. It's a given that I will. This is important in handling 'Type-A' personalities such as myself. While the answer may not always be what I want to hear, I do get to hear it promptly. The same cannot necessarily be said about others with whom I have professional relationships. Frank's attentiveness does a lot to put my mind at ease. Frank always seems to be available during the business and weekend days and evenings. There have been some occasions when we have spoken past 9PM, which I consider to be above and beyond the normal call of duty. When one has as demanding a schedule as I do, it makes my life easier knowing that I can speak to Frank when it is convenient for me, and not just between 9 & 5, Monday through Firday. He is truly a '24/7 agent!' When visiting the various properties in our search for our new home, it never ceased to amaze me how Frank was able to notice the unique details of each and every property. There were things he noticed that I would never have dreamed of noticing! He could 'feel' around a basement and know if wetness might be a problem. Frank was also able to 'see' where we would be in a number of years and give his opinion if the home would continue to suit our needs in the coming years. Additionally, as our new home is the first where I am responsible for the maintenance, Frank has given me numerous pointers on how to properly take care of it. He was laudably patient throughoout the process. Frank recommended a home inspector, lawyer and mortage broker with whom I was thoroughly please. Frank was even able to refer us to a reliable appliance dealer!! 'Getting one's hands dirty' is not always just bad hygiene. In this case, these are good dirty hands. Frank has been a fierce advocate of our position, living up to what both a Seller's Agent and a Buyer's Agent should be. He takes the pressure of dealing with others onto his shoulders, making it easier for us to breathe. Every time my wife was confronted with an uncomfortable situation, Frank was able to calm her down and give her specific steps on what to do if it occurs again. It made her very happy and therefore made me very happy. In preparing to sell our co-op, Frank even assisted in getting it ready for sale. He was literally moving boxes and hammering nails to improve the presentaion of our co-op!! I am guessing that not all agents put on their carpentry clothes when they visit a client's home. Well, Frank does!! In the future, I will not hesitate to recommend Frank Ledermann to my friends and family for all of their real estate needs. His knowledge and enthusiasm have resulted in great benefits for us thus far. I am confident that his past, present, and future clients can and will be able to say similar things. Your real estate agent's job is to find you the perfect home, in the right location, with all the amenities you want--and at the right price. It is the home inspector's job to find any skeletons in the closet -- or in the plumbing, wiring, roof, basement and beams.
The inspector won't pass or fail a home based on what he or she finds, but will go over the house thoroughly to help you understand the condition of the property you are buying. If there are any serious problems, your inspector can give you a realistic idea of how much the repairs will cost. If there are material defects that were not reflected in the asking price, you will have the opportunity to re-open negotiations with your sellers before you commit to the purchase. A good inspector will also explain the operation of the basic emergency systems such as the main water cut off valve and the circuit breaker box, and will go over items that will need routine maintenance.
